JustEng is recruiting a Senior, Associate or Associate Director Building Surveyor for a small, well-established London commercial building surveying practice. This is not a numbers hire. The director is looking for his right hand — the person who helps him grow the business, and who is on a genuine path to partnership.

The practice is doing well: an established client base of investors and developers, and a steady, growing workload. Until now that workload has been delivered with the support of freelancers and consultants. This is the first senior permanent appointment, which is precisely why the opportunity is what it is — you arrive with the work already there, and with room to shape how the business grows from here.

Why this one is different

  • You are the second senior person in the business, not the twentieth. Your work is visible to the person who decides your progression, every single week.
  • Accelerated career growth is the point of the hire. The route runs Senior or Associate through Associate Director to partnership, and it is measured in a handful of years rather than a decade.

  • Remote and hybrid by default — one or two days a week in the London office, the rest wherever suits you and the job.

The work

Broad, commercial, professional building surveying for investor and developer clients. Across a typical year you would expect to cover:

  • Dilapidations — schedules of dilapidations, terminal and interim, negotiation and settlement, both landlord and tenant side
  • Pre-acquisition and condition surveys for investors and developers
  • Planned preventative maintenance programmes and asset condition reporting
  • Insurance reinstatement cost assessments
  • Design, specification and contract administration on refurbishment and improvement works
  • Project management and employer’s agent duties
  • Party wall matters under the Party Wall etc. Act 1996
  • Insurance claims management and building reinstatement work
  • Expert witness reporting — a genuine part of the practice, though a minority of the work

Expert witness — honestly framed

The practice does undertake expert witness work, and the director will train you on that side. It is worth being straightforward about the balance: the majority of the workload is standard commercial building surveying, and the expert witness element is a valuable additional string rather than the main event. If you are looking to become a full-time expert witness, this is not that role. If you want to add credible expert experience to a broad commercial surveying career — with someone experienced teaching you how — it is an unusually good way in.

What you will need

  • MRICS — chartered, with at least four years post-qualification experience
  • A commercial building surveying background: dilapidations, surveys, PPMs, specification and contract administration
  • The judgement to run instructions autonomously and the confidence to be the client’s point of contact
  • Commercial instinct — this practice advises clients commercially rather than strictly by the book, and that is deliberate
  • The appetite to help build a business, not simply to service a caseload: client relationships, repeat work, and eventually your own following
  • Comfortable working remotely with genuine autonomy, and getting into London one or two days a week
  • Right to work in the UK

Level is flexible: Senior, Associate and Associate Director candidates are all in scope. What matters is the person, not the current title.
